If you have fulfilled the terms and conditions of the rental agreement and leave the premises in a clean, sanitary condition (normal wear &amp; tear, excepted), you can expect a timely return of the deposited funds, in accordance with North Dakota or Minnesota law. You should perform any and all necessary clean up tasks prior to the end of your lease, as you will not be given the opportunity to correct these items after the expiration of your lease.<\/p>\n<p>All our rental units are cleaned and repaired, and some are painted, prior to occupancy. All receipts, where necessary, are on file, documenting any work done, including professional cleaning services. The enclosed cleaning checklist is HIGHLY RECOMMENDED that you follow, completely.<\/p>\n<ul>\n<li>Your signed lease gives Sherz Property Management and its agents, permission to show your apartment to prospective tenants, and\/or enter your apartment and make necessary repairs.<\/li>\n<li>You must call our office at lease 15 (fifteen) days prior to your final day of occupancy to set up your meeting day\/time with your Property Manager. All keys will be returned at this meeting.<\/li>\n<li>You must return all keys, garage remotes and provide a forwarding address.<\/li>\n<li><strong>CARPETS MUST BE PROFESSIONALLY STEAMED CLEANED<\/strong> by a truck mounted unit prior to the final check out. A copy of the steam cleaning receipt must be provided at the final check out (do NOT shampoo carpets, STEAM CLEAN ONLY!)<\/li>\n<li><strong>Replace batteries in all smoke detectors and\/or carbon monoxide detectors.<\/strong><\/li>\n<li>You must be completely moved out of the apartment and have it fully cleaned by 12:00 noon on the final occupancy day.<\/li>\n<li>Review this move out checklist to insure your apartment is ready for the scheduled move-out inspection.<\/li>\n<li>If the following areas have been your responsibility to maintain while living in the unit, don\u2019t forget to mow the lawn, shovel and sweep all sidewalks, steps and driveways.<\/li>\n<\/ul>\n<p>The move out inspection will insure the apartment, garage, fixtures and appliances have been maintained and there are no signs of misuse\/neglect.\u00a0 We will compare your Move-in inspection sheet to your Move-out inspection to identify discrepancies.\u00a0 You may be charged to restore the property to an acceptable condition; these charges will be deducted from your security deposit.\u00a0 <strong>In approximately 30 (thirty) days your security deposit will be returned to the forwarding address provided, less move in\/out fees per your lease agreement.<\/strong>\u00a0 If cleaning, repairs, damages, neglect ect. Exceed the total amount of your security deposit, you will receive a bill for the difference (see fee schedule attached).<\/p>\n<p><strong><u>GENERAL<\/u><\/strong><\/p>\n<ul>\n<li>Wash all windows inside AND out<\/li>\n<li>Wash window tracks<\/li>\n<li>Clean all window blinds (if they are fabric blinds they must be professionally steamed cleaned as well)<\/li>\n<li>Wash all ceiling fan blades and the ceiling above (if applicable)<\/li>\n<li>Dust all window sills<\/li>\n<li>Faucets must be wiped (no water spots)<\/li>\n<li>Dust all baseboards, trim &amp; radiators throughout the apartment<\/li>\n<li>Dust air conditioner &amp; clean filter<\/li>\n<li>Wash all closets doors inside &amp; out<\/li>\n<li>Wash all louvered closet shelves and poles<\/li>\n<li>Professionally steam clean carpet, including inside of closets<\/li>\n<li>Remove &amp; wash all light fixtures\/covers (replace bulbs if necessary\u2026you will be charged for missing\/burnt out bulbs)<\/li>\n<li>Clean and sweep patio &amp; garage (if applicable)<\/li>\n<li>Disconnect all utilities for the last day of the month (NOT BEFORE)<\/li>\n<li>Have your mail forwarded to your new address<\/li>\n<li>Return garage door remote\/keys<\/li>\n<li>You or your TV company MUST REMOVE SATELLITES, you must coordinate this with them<\/li>\n<li>Heaters\/registers need to be vacuumed inside and wiped outside<\/li>\n<\/ul>\n<p><strong><u>REFRIGERATOR<\/u><\/strong><\/p>\n<ul>\n<li>Defrost freezer and wash compartment<\/li>\n<li>All shelves and crisper shelf\/drawers must be accounted for<\/li>\n<li>Wash doors and sides of refrigerator (inside AND out)<\/li>\n<li>Vacuum or dust the back of the refrigerator<\/li>\n<li>Scrub the floor under the refrigerator<\/li>\n<li>Leave the refrigerator plugged in and running on a low temp<\/li>\n<\/ul>\n<p><strong><u>STOVE<\/u><\/strong><\/p>\n<ul>\n<li>Wash the top (stains, food, ect.)<\/li>\n<li>Wash drip pans (replace if necessary)<\/li>\n<li>Clean underneath the drip pans with oven cleaner<\/li>\n<li>Clean broiler pan (if applicable)<\/li>\n<li>Clean the oven<\/li>\n<li>Wash the bottom drawer<\/li>\n<li>Wash the sides of the stove and wall behind<\/li>\n<li>Dust the back of stove<\/li>\n<li>Scrub the floor under stove<\/li>\n<\/ul>\n<p><strong><u>HOOD VENT\/ MICROWAVE<\/u><\/strong><\/p>\n<ul>\n<li>Wash off the fan hood and underneath hood with degreaser<\/li>\n<li>Clean fan filter (replace if necessary)<\/li>\n<li>Replace the bulb if necessary<\/li>\n<li>Clean inside of microwave (if applicable)<\/li>\n<\/ul>\n<p><strong><u>DISHWASHER<\/u><\/strong><\/p>\n<ul>\n<li>Wash inside &amp; out<\/li>\n<li>Clean the water arm at the bottom of the dishwasher ; including unclogging holes &amp; the sprayer<\/li>\n<li>Clean seals at the bottom and detergent cup\/holder<\/li>\n<\/ul>\n<p><strong><u>CUPBOARDS<\/u><\/strong><\/p>\n<ul>\n<li>DO NOT remove contact paper from the cupboards<\/li>\n<li>Wash and wipe out all drawers and shelves (NO CRUMBS!)<\/li>\n<li>Wash outside of all drawers and cupboards<\/li>\n<\/ul>\n<p><strong><u>BATHROOM<\/u><\/strong><\/p>\n<ul>\n<li>Scrub the tub (including chrome fixtures and soap dish, do not leave water spots)<\/li>\n<li>Scrub the tile (including trim tile around the base)<\/li>\n<li>Clean sink<\/li>\n<li>Clean toilet (inside &amp; outside)<\/li>\n<li>Clean vanity inside &amp; out<\/li>\n<li>Clean inside medicine cabinet<\/li>\n<li>Clean mirrors<\/li>\n<li>Scrub floors<\/li>\n<li>Clean light fixtures &amp; replace bulbs if necessary<\/li>\n<li>Clean vent\/fan<\/li>\n<\/ul>\n<p><strong><u>LAUNDRY ROOM ( if applicable) <\/u><\/strong><\/p>\n<ul>\n<li>Wash all trim &amp; floors<\/li>\n<li>Wash all shelving and\/or cabinets inside &amp; out<\/li>\n<li>Move washer and dryer to clean flooring underneath<\/li>\n<li>Hook-ups\/drain connections<\/li>\n<li>Inside &amp; outside washer and dryer; including under lids, inside vent\/lint screen, top of agitator (fabric softener dispenser) &amp; bleach dispenser<\/li>\n<li>Light fixtures<\/li>\n<li>Any lint on walls\/ceilings<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>We would like to inform you of your responsibility for clean up, so there are no misunderstandings or dispute concerning the return of your security deposit.
